Chick-fil-A executes ground lease at 4408 Highway 78

First retailer signed under TaxBase Advisors engagement. Projected annual sales tax contribution: $147K. Construction commences Q3 2026; opening Q1 2027.

02
May 22 · 2026

Seven retailer meetings completed at ICSC RECon

Pre-booked schedule represented Springfield exclusively. Tractor Supply moved from cold to negotiating. Aldi requested follow-up site tour.

03
Apr 24 · 2026

Commercial overlay zoning adopted, North Main corridor

Council 6-1 approval. Removes the rezoning step that was killing fast-mover retailer interest in three of the priority sites. Site №02 now move-in-ready.

Apr 8 · 2026

Trade area + gap analysis delivered

Identified $43.2M annual retail leakage. Top 50 underserved retailers ranked. Tapestry segmentation shared with Council.

06

Council IQ feed

May 27 Vestavia Hills Council Adjacent leakage

Vestavia Hills approved a 23-acre commercial PUD on US-280 (PUD-2026-08). The development will include grocer-anchored mixed-use.

Springfield exposure: regional grocer leakage may shift away from Vestavia, opening competitive runway. Recommend revisiting Aldi conversation with this context this week.
May 22 Aldi Q1 earnings call Public company

Aldi confirmed Southeast as a 2027 expansion priority during Q1 earnings call. Specific markets cited: Birmingham metro, Huntsville, Mobile.

Aligns with our active conversation with Sarah K. (Aldi RE Director). Use this in next outreach to reinforce timing urgency.
May 15 Hoover IDB RFP intel

Hoover Industrial Development Board issued an RFP soliciting development partners for a 32-acre commercial parcel on Highway 150.

Competitive pressure on Springfield's Site №05 (Walmart pad). Recommend accelerating At Home and Big Lots outreach to lock interest before Hoover RFP responses come in.
May 8 Chick-fil-A SEC filing Pipeline confirmation

Chick-fil-A 10-K disclosed 75 new restaurants planned 2026 → 2027, weighted to Southeast sub-50K-population markets.

Confirms the demographic fit Springfield offered them. Useful talking point for the Q2 council briefing.
May 1 Tractor Supply earnings Public company

Tractor Supply Q1 earnings: 80 new stores planned in 2026, weighted to mid-tier markets matching Springfield's profile.

Springfield fits all three of their stated criteria. Use in negotiation language with Doug R. (Tractor Supply RE Manager).

Next quarter focus

The five plays we're driving in Q3 2026. Each will be revisited at the September briefing with status and learning.

01
Convert Tractor Supply LOI to executed lease

LOI in legal review with Doug R. Target signing window: late July. Site №02 is the negotiated location.

02
Schedule Aldi site tour for North Main

Sarah K. confirmed appetite at RECon. Targeting July 17–19 visit window. Mayor briefing requested.

03
Secure rezoning for Site №04

M-1 to C-2 amendment scheduled for July Planning Commission. Required for big-box anchor outreach.

04
Launch soft-goods category outreach

Initial targets: Old Navy, Maurices, Cato, Dressbarn. Cold sequence begins July 6.

05
Recruit anchor for vacant Walmart box

Targeting At Home, Big Lots, Burlington (post-referral). 87,000 sqft is the ceiling — subdivision considered as fallback.
